What you need to know

Your Responsibilities Under the Building Act

As a commercial building owner, you must meet the Building Act 2004 requirements to maintain specific systems. Your compliance schedule, issued by your local council, details the systems you need to maintain—like SS9 mechanical ventilation.

Each year, you're required to have an updated, signed Building Warrant of Fitness (BWOF) displayed in the location specified on your schedule. This certificate must be visible for authorised personnel, including fire service staff, council inspectors and IQP personnel.

You’re also required to keep inspection reports and test certificates with your compliance schedule for a minimum of two years.
